Key takeaways
- When buying a house you pay stamp duty of 1.5 per cent for the title plus an administration fee.
- New mortgage deeds cost 2 per cent of their amount plus a fee. Existing mortgage deeds pass to you at no cost.
- A bostadsrätt has no stamp duty, but the association may charge transfer and pledging fees.
Houses and other real property
| Cost | Level |
|---|---|
| Stamp duty on title | 1.5% of the price or the assessed value, whichever is higher |
| Title administration fee | Fixed fee |
| Stamp duty on new mortgage deeds | 2% of the deed amount |
| Mortgage deed administration fee | Fixed fee per deed |
If you need to borrow more than the existing mortgage deeds cover, the bank takes out new ones, and stamp duty is calculated only on the new amount. Two houses at the same price can therefore mean very different mortgage deed costs.
Bostadsrätt
Under its articles, the association may charge a transfer fee of at most 2.5 per cent and a pledging fee of at most 1 per cent of the price base amount. Who pays the transfer fee is decided by the articles and the contract.
Other costs
- Survey of a house and any review of the association.
- Bank set-up fee and any valuation costs.
- Moving, home insurance from handover and first maintenance.
Questions to ask
- How much in mortgage deeds is already registered on the property?
- Who pays the transfer fee under the association's articles?
Red flags
- The budget ignores mortgage deeds when few exist already.
